Excellent post as usual. I bought a condo in October and it has worked out to be a great decision. 

Obviously it depends on life situation, goals, money, etc. but I&#039;m a big fan of owning. I went condo because I&#039;m young-ish, no kids or wife, and I&#039;m not a big fan of yard work.

And like a psycho and we turned my condo into half a production studio for The Rise To The Top...sigh.

Things are definitely more complicated especially when it comes to real estate.  There are a lot of emotions involved with purchasing a home and I&#039;ve been fighting all of them lately.  In any case, it&#039;s impossible to predict the future.  Who knows, I could be completely wrong.  Judging by your blog and business, I&#039;m sure you&#039;re doing just fine:)

I hear you.  I can&#039;t wait to have a backyard as well.  I&#039;m really looking forward to buying a house but I need to feel good about the purchase before I take the plunge

I agree with you.  In the short term, I think it will be highly unlikely that rates will rise significantly unless inflation spikes out of control.   I think the key to real estate or any investment for that matter is perception.   If we have high inflation and rates have to rise, as long as real estate is perceived to be a poor investment, prices will continue to drop until rental prices stack up.   The main point of the argument though is that your purchasing decision should not place too much emphasis on the interest rate itself.</description>

		<description>I&#039;m mainly purchasing a condo because of option 4.  Right now, my rent will be about equal to my monthly payment (mortgage, HOA, and taxes).  I will probably pay more for insuring my stuff, but it will be only a small amount more. The idea was that no matter what, the value would keep shooting up and we&#039;d be able to sell in a few years and make a nice chunk of change to put down on a nice house upgrade.

Well, this of course didn&#039;t happen and now we&#039;re a bit up-side-down in the value of our home.  We intended on stay at least 5 years anyway, but it still was bad timing, no doubt.

Renting right now seems to be the way to go.  If we had to make the choice right now we would probably be signing a lease as we speak.  Live and learn.  But it certainly is more complicated than some make it out to be.  There are advantages to both, but with this economy, it&#039;s that much harder to make (or even know) the right decision.
